Living in China – Shenzhen Apartments

Shenzhen China Living in a Modern Chinese Apartment

If you are already aware of the first tier city of Shenzhen, you will know that it is a new city full of young Chinese migrants from all over China. They migrate to the city because of the opportunities it gives them.

Shenzhen is a very young city in comparison to somewhere like New York City or London. But there are 1000’s of apartments to choose from – from old buildings to modern, small to big, and squat toilets to western style toilets. There is a vast array to choose from.

To give you an idea, whilst I am writing a this I am sitting in my 1 bedroom apartment in a high rise on the 27th Floor! It has a nice feel to the apartment and it is located in a modern block – and yes I do have a modern toilet. The size is about 60 square metres, and the rent is quite high. More about that later!

Security in Every Apartment Garden

Nearly all apartments here in Shenzhen have security guards on them, so you will be very safe in whichever kind of accommodation you choose. The locals will call each group of apartments ‘Gardens’ my apartment is situated in Oasis Gardens, Shixia – right in the heart of the city in a district called Futian District, surrounding us are several other districts such as Bo’An, Nanshan (Shekou) and Longgang. All within a half an hour drive of each other.

Old Apartments and Modern Apartments

There are many old buildings here in Shenzhen. Most of the old building don’t have elevators and don’t have any apartments higher than the eighth floor. In a lot of the old apartments there will be the floor style squat toilet where you have to crouch down! You get used to it! And in most of the old apartments, if you have a balcony, there are some grill like bars to stop you jumping out of the window, or throwing your dog off, whichever you like. The old buildings are cheaper to rent in Shenzhen than the new modernized apartments. Although landlords and homeowners are now refurbishing the old apartments to a high standard.

Old apartments and new all come equipped with hot water and air conditioning.

Safety

Safety is paramount in these big cities in China. Every floor is equipped with a fire hose and fire escape. I’ve witnessed one fire near a school that I was working at, it was in an old building with eight floors and the fire was on the first floor. The fire crew were well trained and safety measures, even in the old building, were up to date – the fire was extinguished without spreading to the other floors or apartments.

Renting

In Shenzhen many rules apply that you will find at home. Such as 2 months rent as a deposit, and one months rent upfront. Note if you find a house through an agent, there will be an agency fee incurred – half a months rent.

Renting Downtown Shenzhen Cost 1 Months Rent in a Modern Building

50 – 60 square meter 4500cny – 5500cny – 1 Bedroom

60 – 80 square meter  5500cny – 7000cny – 2 Bedroom

The rental prices above are approximate prices for the summer of 2017. The property boom in Shenzhen is massive, which in turn has created high rental fees on properties, and if you want to buy in the heart of Shenzhen, then you really should compare the prices to London house prices and you will be surprised. Just 3 years ago I was paying 3800cny per month for a one bedroom modern apartment in the same district.

Other Costs

Maintenance Fee’s: 150cny per month

Electric: 300cny per month

Gas: 100cny per month

Internet: 1000 cny for 10 months.

Agents

There are many agents on every street corner in Shenzhen, they either want to sell to you or can help you look for a rental. If you are short on time, then an agent is the best place to go and get help. Just remember, you have to sacrifice half a months rent (agent fee). I have used the same agent for the past two years, they are called LianJia and you can easily find them through google. If you have a teaching job and are working for a recruitment firm, they will help you find an apartment before you arrive – only if they are nice. Most apartment agents have at least one realtor who speaks English.

Landlords – I have never had any problems with landlords and have received my deposit back each and every time I have moved. I’ve moved four times in four years! The landlords don’t bother you, just make sure you pay your rent and bills on time.

Bills – Every apartment i’ve lived in – the landlord has provided me with a bank book. This is where all bills get debited from, just make sure you keep the bank book (account) topped up. My landlord now is excellent and I pay her via social media platform WeChat – WeChat has a payment system integrated, a bit like Apple Pay but more popular.

Neigbours – Everybody needs good neighbours right? Well neigbours are the same across the world, you will get good ones and bad. My current neigbours include 2 families – grandmas often walk with the babies up and down the corridoors! Some cooks – I’m not kidding these guys are running a take away from their apartment – obviously accepting payments through WeChat. And finally two foreigners who share a 2 bedroom apartment and split the rent. If you can do this, then it’s the best way – sharing!

To Conclude….

Don’t forget you need to have 2 months rental deposit, and 1 month upfront and include the agent fee’s when making your plan to come to lovely Shenzhen. There are many modern apartments and new builds, check that each apartment you look at has fire equipment. And always haggle to try and get a bit of a discount. If you like having a balcony, tell the agent. If you don’t like living high, tell the agent. And most agents have an English Speaker at hand.

Good Luck in your House Searching in Shenzhen!

Extra – Washing Machines in China

Most of the apartments are equipped with a washing machine. They are the kind of washing machine which you open from the top. All of the washing machines that I have had don’t have a hot water pipe. Clothes are cleaned with cold water. Which doesn’t really bother me. If I need to really scrub some stains out of clothes I will use the hot water and the sink! When you go into the electrical stores you will see many of the washing machines like in England, but they cost a lot so that’s why landlords don’t invest in them.

London Schools Government Cuts Jobs With New Formula

If the new London School Funding Formula goes ahead and is changed by the current government, London stands to lose over 17000 teaching posts by the year 2020.

Newham could lose over 1074 teaching posts in this scheme, whilst Tower Hamlets will lose approximately 891 teaching posts with Southwark losing over 808 teachers. This areas are some of the most underfunded areas in London. Unsurprisingly the well off areas such as Richmond and Kingston-Upon-Thames will stand to lose less teachers with this new education formula. The cuts not only cut teaching staff, support staff are in for a hit to. There are over 64000 teachers in the capital of London. The next few years will be very telling.

London-Schools-Capital

Central London Schools

Many head teachers have already warned their support staff and teachers, that there will need to me some major cuts over the next couple of years. Some headteachers have even written to parents asking for donations to the school, to fill the major gap that will be inevitable. This is not the ideal solution to the problem.

The figures are based on Department for Education data which shows schools across the capital face a real-terms cut of £360 million in 2018/19, an average of £333 per pupil. – London Evening Standard

If the quotations above is true, expect there to be severe problems in every students education settings. From lower teaching standards to a much more poorer quality of food.

The Education Secretary Justine Greening is trying to rebalance the books and in doing so students are losing a quality of education that’s expected throughout the United Kingdom.

“increased class sizes with fewer teachers and less support for vulnerable children”. – Dr Mary Bousted General Secretary Teaching Union ATL

The Department of Education for England think that the proposed cuts and changes in the budget will help other schools in the long run. But we don’t think so.

Pupils Wind Up Education Inspectors – Willenhall – Edu News UK.

An under-achieving school in Willenhall, United Kingdom has been reported as being rude and impolite to Education Inspectors. According to the BBC this news was reported in Ofsted Reports. 2017

Willenhall School - Education News

Willenhall School UK

The Watchdog Report – Reported Several Behavioral and Problematic Issues

  1. Students (sixth-former’s) were afraid to step outside due to the behavioral issues with the younger students.
  2. 70 per cent of teachers chose to leave the school during the 2015 / 2016 school year. Again having issues with younger students.
  3. Students harassed school inspectors by throwing food at them and harassing them in the corridors.
  4. School was inspected in 2017 and more than a third of students continued to be absent.
  5. The quality of teaching was also said to be weak in the report.

These are just some of the problems faced by teachers and other students at this school. It has been also criticized as being one of the most under-achieving schools in the Midlands.

Willenhall E- ACT Academy Letter To Parents

As a result of the report Willenhall E-ACT Academy responded with a letter to parents citing 3 areas of improvement.

  1. Willenhall E-ACT had strong leadership.
  2. They were driving all standards higher – from students behavioral issues to teaching methods.
  3. They are confident that Willenhall Academy will make rapid progress in all issues that arose in the Ofsted Report.

Ofsted’s Reaction

Oftsed said E-ACT “fully recognised the challenges” and had begun to “address aspects of greatest concern”, with its leaders’ judgements “fully in line with inspectors’ experiences and evidence”.

However, it said leaders and sponsors had overseen a decline in standards since a previous inspection in 2015.

“While there is an ambition to address inadequacies and to raise aspirations, there is not yet a sustainable track record in the school to suggest capacity for improvement,” it continued.

7 Reasons To Dump Your Old Life And Teach Abroad

Teach Abroad in 2016 – Become A TEFL Teacher

Have you ever sat down on a Sunday morning with a cup of tea and not a care in the world? Do you look up at the skies and watch the planes fly by and think ‘I want to go abroad? I want to start a new life. My friend is in Asia teaching, is it something I could do?’ Maybe I’m just to old, maybe I’m not clever enough to become a teacher. The year is 2016 time to travel and see the world.

IMG_20150617_135656 IMG_20150617_110218

If you answered yes to any of the above then it’s time to get your backside into gear and move on. Carry on reading to see if this is something you would like to do in your life. Teaching abroad is fun, go for it.

We have listed 7 reasons that might change your mind, so that you get off your backside, change your life, and become a foreign language teacher.

  1. You are moping around at home doing nothing.
  2. It’s easier than you think to become a TEFL teacher
  3. Your spouse left you
  4. Your career is dragging
  5. You want to inspire a generation
  6. You would like to learn a new skill
  7. You would like to live like you are on another planet.

1. You Are Moping Around At Home Watching Karl Pilkington’s An Idiot Abroad

It’s 2016 and you don’t have a partner. You don’t have a mortgage. You don’t have any children. You don’t have a great job. You look out the window of the bus (or car!) everyday wishing you could do something. You have a degree, that currently is a worthless piece of paper sitting in the top draw of your desk and it’s doing absolutely nothing. It’s screaming at you – ‘use me, I cost thousands of pounds, I’m wasting away’. Your friends mock you for not having a life.

I had all of these thoughts as well, and do you know what I did? I booked a tefl course and flight, and got the hell out of England. Now, I consider myself to have a much more accomplished life. That’s why I’m sat here trying to give you reasons to go and teach abroad this year (year of the monkey in China).

2. It’s Easier Than You Think To Become A TEFL Teacher

You have nothing to lose, sure you have a career, but is that’s all that’s stopping you? If you have a good head on you, and you are reasonably educated you sure can find a job teaching abroad. One requirement that you may need to undertake is a special teaching course such as a TEFL / DELTA / CELTA. These are quite often easy to complete and you can find numerous amounts of courses on the internet or even the country that you want to teach.

Some courses run for three weeks in-house with teaching experiences in schools, and some courses are cheap online courses, that may not even be accredited. Check out every last detail of a course before you join one.

3. Your Spouse Left You

So what? Then pack your bag and get going. Sure you will think about your ex, but teaching abroad will give you a new lease of life. There are many students out there crying out for someone like you. You will make them happy from the very first day they meet you until the day you leave, if you leave. And there’s many opportunities to teach at a level that you want to teach. From nursery and KS1 all the way up to college and universities.

Besides there is a huge chance you will find a new girlfriend or boyfriend in Asia. Some of the people love the blonde hair and blue eyes characteristics. This will get you a few steps ahead. Be careful when you start dating, don’t put your heart on your sleeve. Check out tinybudda’s guide on how to get over a break up.

4. Your Career Is Dragging At Home

Are you at a loss at work? The young guy who’s only been at your company for under a year, get’s a promotion – he’s now your boss. This has officially become a dead-end job. Time to move forwards and see where a new career may take you.

Asia seeks and welcomes people 40 years and over. Companies love working with mature adults; males and females. This is because they are less of a threat to students than your average 18 year old, who’s teaching just to get drunk. This impedes on the children’s learning, especially with hungover teachers. They want responsible mature teachers like you so apply today.

All children deserve a good education whether that be in the countryside of Africa, or the inner-suburbs of Birmingham. You can also volunteer to teacher. But don’t volunteer in a country that already pays to have a teacher. If you are volunteering, and another teacher, at another school is teaching for $1000 dollars a month, wouldn’t you be pissed off?

5. You Want To Inspire A Generation

Some of the countries that you may come across, when searching for TEFL jobs to teach abroad, have very little for students to do. Many students will throw themselves at the opportunity to learn English from a foreign teacher. They believe that this can help them in their future career, and in some cases it will.

For example, a student learning English in the countryside will eventually end up working in big cities, in the tourism sector. This will be because you helped them on their way (and of course because of their own ability).

Today in the 21st century there are still hundreds of thousands of children that are unable to speak a word of English, say the alphabet, or even count to 10. At home and abroad. You can help them. Some children will never get the chance, but others will, and you will be the one they need to change their futures and help them become successful.

6. You Would Like To Learn A New Skill

Teaching can be a very fun thing to do. But before you go ahead and put yourself in front of a class of 50 students, who cannot understand a word you say. Before you do that, you should perhaps take a course in teaching. The best courses are costly, but you can pick up a cheaper course that could adequately do the job.

Teaching abroad standards are getting much tougher lately especially in countries like China, so to put yourself ahead of many other teachers, you should take an accredited course. One example of course accreditation is to see if it has been accredited by the British Council.

Teaching can often be tiresome. Especially if you land a job with employers that you don’t like, but remember you are doing this for the students not the teachers. It’s all a learning curve, that you should keep and cherish. You may be employed directly by a school or through an agent. Naturally, you should do a bit of googling and research on these potential employers. Remember never give cash to anybody online or anytime for that matter.

And of course, as well as teacher training, experience is the best trainer their is. You will learn something new every day in your teaching career. You will think you will have something sussed but of course, you won’t and you will have to start at the beggining again. You are always developing as a teacher, whether that be through classroom management or your own teaching styles, remember keep learning. Go and see your co teachers, watch another class, get advice from anyone you can.

7. You Would Like To Live Like Your On Another Planet

If you really do want to go and live in a new country to try a new culture then teaching abroad definitely is for you. You will learn a lot. From peoples behavior, to their mentality which is influenced by tradition. And the best thing is, you only have to jump on a plane, and your life will have changed in no time.

You could teach in many corners of the world in places such as Thailand, and Myanmar to Russia and Spain and from Brazil to Africa. There are many opportunities to become a teacher and travel the world. Each of these countries will be like another planet to you. You will experience everything you didn’t think of, and you will become a greater person for doing it.

Some Chinese Culture

China has a big traditional influence over its people, girls will just marry for the sake of their families, people will abort baby girls in favor of having a boy, as boys bring home a lot of money to help the family. We see these things as wrong in the west, but the traditions and culture in China, believe this is the way (or was the way). The flip side to these traditions in China is that the Chinese peoples minds and behavior are slowly starting to change, for example in Shenzhen. One of China’s ultra modern cities, here sees a huge mix of traditional and modern behavior.

Final Words About Teaching Abroad And Travel

If you have been thinking about this for a while, then you should look further and see what’s out there. There are many opportunities, and if you have nothing holding you back then just go and teach abroad. The students will love you and you will have an epic time and adventure. Not to mention the travelling you will be doing.

Remember to check out Visa requirements for whichever country you decide to go to. Many countries require a degree (in any subject) as a condition of getting a job. Some countries don’t require this such as Cambodia. Check out TEFL courses before you decide on anything.
